Transfer property title to the new owner

Whether you sell or an heir takes the house, the deed needs to be updated. In most states, the executor signs a new deed transferring the property. If the house was jointly owned with right of survivorship, only a copy of the death certificate is needed to update it into the survivor's name.

What you'll need

  • The current deed
  • A certified copy of the death certificate
  • Letters Testamentary (your court appointment), if going through probate
